BC Housing, through the Provincial Rental Supply program, is working to increase the supply of rental housing for low to middle income households across British Columbia. Located at 901 Lougheed Highway in Coquitlam, Loma features 6 market rent units with easy access to shops, services, and restaurants and are within walking distance to Transit and Braid Skytrain Station. Loma Unit floor plans include five two-bedroom units and one accessible three-bedroom unit with completion planned for September 1, 2023.

What is Market Rent?

Market Rent is a flat rent that is not based on income source or amount. The rents at Loma have been set at or slightly below comparable market rents in the area. Under the Provincial Rental Supply Program, units must be rented to households with income below an established limit. Households must also demonstrate an ability to pay established market rents. There are no subsidies available. However, some households may be eligible for assistance with their rent through other BC Housing programs, such as Shelter Aid for Elderly Renters (SAFER) or Rental Assistance Program (RAP).

  • Current residents of British Columbia 
  • Demonstrate an ability to pay market rent
  • Annual income must be below the maximum limit based on unit size.  The maximum income is based on the Low and Moderate Income Limits which are adjusted annually. The 2023 maximum income limit is $128,810.
  • Household size must not exceed maximum occupancy based on bedroom size.
    • 2 bedroom: 4 people
    • 3 bedroom: 6 people
  • Pass credit and reference checks.
  • Carry tenant insurance covering possessions and protecting against liability.
  • Willing to sign a No Smoking Addendum  and a Crime Free Addendum .

  2. Submit completed application:

  3. If your application is being considered, you will be contacted and provided a Supplemental Information form to complete and submit with supporting documents. The supplemental information will include:
    •  References
      • Current and previous landlord
      • Current and previous employer
      • Other references
    • Proof of income (for all adults age 19+ who will live in the unit)
      • Copy of 2022 Income Tax Notice of Assessment.
      • 3 most recent paystubs
  4. If you are selected, BC Housing will contact you for unit viewing. This will be followed by a reference and credit check, and then an appointment to complete the sign-up package.
    • All adults 19 years or older who will live in the unit must attend and bring photo ID.
    • Bring proof of insurance for your current residence.
    • If you have a pet, bring proof of spay/neuter and vaccination and a photo of your pet.
    • Bring a blank cheque or a pre-authorized rent payment form completed by your bank to set up monthly rent and parking (if applicable) payments.
    • Be prepared to pay the damage deposit and pet deposit (if applicable). Payment must be by cheque, money order or signed pre-authorized rent payment form. Cash will not be accepted.  
  5. At the sign-up meeting, you will receive information about move-in day.
