Project overview
The Little Mountain redevelopment sits between 33rd and 37th avenues, from Main Street to Ontario Street. BC Housing and the City of Vancouver partnered with Holborn Properties to replace 224 rent-geared-to income homes with 282 new homes across five non-market buildings. The site includes:
- 234 non-market homes (up to five bedrooms) across four buildings owned by BC Housing
- 48 affordable non-market homes owned by the City of Vancouver
- A 69-space childcare facility and site of the new Little Mountain Neighbourhood House - owned and operated by the City of Vancouver
- A public plaza and park
Ten homes will be reserved for Musqueam Indian Band members.
BC Housing selected More Than a Roof Society to manage its first two non-market buildings:
- The first building (City Heights) opened in 2015. It provides 47 one-bedroom homes and six two-bedroom homes for seniors and people with disabilities.
- The second building (5155 Main St.) opened in 2025. It provides 62 two- and three- bedroom homes for families.
Two more BC Housing, non‑market buildings are under construction. Operators will be chosen through a transparent public process.
BC Housing is working to create a smooth transition for people returning to Little Mountain.
- Former residents (who are still eligible) will get the first chance to move into new homes as they become available.
- BC Housing will help households with moving costs and ensure they are supported during the moving process.
