RICHMOND - Rio Vista in Richmond is open and will provide 80 new affordable rental homes to Richmond residents.
"This project shows what's possible when partners work together to create safe, affordable housing that supports people's well-being," said Christine Boyle, Minister of Housing and Municipal Affairs. "These homes will provide residents the stability they need to build their lives in Richmond, close to the services they rely on. It's a strong example of how our Community Housing Fund is continuing to support people, so they can thrive in the community they call home."
The six-storey building at 5491 No. 2 Rd. was delivered in partnership between the Province, through BC Housing, City of Richmond, and Pathways Clubhouse Society. Residents are expected to move into their new homes starting May 2026.
"Rio Vista represents the kind of partnership that strengthens our community and changes lives," said Malcolm Brodie, mayor of Richmond. "By working together with Pathways Clubhouse and BC Housing, we are creating 80 new affordable homes that will provide stability, dignity and a true sense of belonging for individuals and families in Richmond. Safe, secure housing is foundational to mental health, well-being and opportunity, and we are proud to support a project that reflects our commitment to building a caring, inclusive city for everyone."
Supporting community living
Rio Vista is purpose-built to support a mix of residents, including families, seniors and people living with disabilities. The building includes a range of junior one-bedroom to three-bedroom homes, with several accessible units. Residents will also benefit from community-focused features, including a large, fully equipped amenity room with kitchen and lounge space. This area is connected to a landscaped patio with garden boxes, a barbecue, and a children's play area on the ground floor. These shared amenities create ample opportunity for programming, service delivery and community-building.
The building is also within walking distance of public transit, Richmond General Hospital, local schools, parks and the Richmond Olympic Oval, making it easier for residents to stay connected to work, services and recreation.
"The thoughtful design and location of Rio Vista make it easier for residents to stay connected to their community and the services they need," said Kelly Greene, MLA for Richmond-Steveston. "The many partners of this project demonstrate our shared commitment to providing housing that helps people build the lives they want. These homes will make a real difference in the residents' day-to-day lives."
Supporting residents' long-term stability
Rio Vista offers affordable homes for people with low to moderate incomes, and its operation by Pathways Clubhouse Society helps ensure residents who live with mental health-challenges and live independently have the stability and community connections they need. Pathways' experience supporting mental-health recovery will be reflected in its operations.
By creating homes close to transit, community centres and neighbourhood amenities, the Province and its partners are helping people spend less time commuting and more time participating in their community.
This project is part of a $19-billion housing investment by the B.C. government. Since 2017, the Province has more than 95,000 homes delivered or underway, including nearly 400 homes in Richmond.
Quick Facts:
- The Province, through BC Housing, supported this project with approximately $9 million through the Community Housing Fund, and will provide ongoing operational funding.
- The City of Richmond provided the land, valued at more than $8 million, and more than $2 million in development cost charge waivers.
