Surjit Johal (“S. Johal”), contrary to section 20 (1) of the Homeowner Protection Act (the “Act”) and section 4.1 (2)(e) of the Homeowner Protection Act Regulation (the “Regulations”), regarding a new home in Burnaby, B.C. (the “New Home”), for which an Owner Builder Authorization (“OBA”) had been issued, failed to maintain a registered interest in the land on which the New Home was built for at least one year from the date of first occupancy. On June 14, 2012, the Homeowner Protection Office (“HPO”) suspended the OBA that had been issued to S.

Susan Lois Olson (“Olson”), contrary to sections 14(1) and 22(1) of the Homeowner Protection Act (the “Act”), built a new home in Nelson, B.C. (the “New Home”), in, or about, 2010, without being a Homeowner Protection Office (“HPO”) Licensed Residential Builder (“LRB”) and without the New Home being registered for coverage by home warranty insurance provided by a warranty provider. On March 12, 2014, the HPO issued Compliance Order 14-0017 to Olson directing that Olson:

Taina Eliisa Uitto (“Uitto”), contrary to section 14(1) and 22(1) of the Homeowner Protection Act (the “Act”), built a new home in British Columbia (the “New Home”) during a period of, or about, November 8, 2011, and July 30, 2013, without being a Homeowner Protection Office (“HPO”) Licensed Residential Builder (“LRB”) and without the New Home being covered by a policy of home warranty insurance. On July 30, 2013, Compliance Order 13-0034 was issued by the HPO to Uitto directing that Uitto:

Taj Homes Development Ltd. (“THDL”) and Hardev Singh Grewal (“Grewal”), contrary to schedule 3 section 6(2) of the Homeowner Protection Act Regulation (the “Regulations”), regarding a new home in Surrey, BC (the “New Home”), for which the New Home was occupied as a rental unit, sold the New Home on, or about, February 18, 2011, without disclosing, in writing, to the purchasers of the New Home, the date on which the home warranty insurance expires.

Tarsem Singh Phagura (“T. Phagura”) and Rajbinder Kaur Phagura (“R. Phagura”)(together, “the Phaguras”), contrary to sections 14(1) and 22(1) of the Homeowner Protection Act (the “Act”), built, or caused to have built, a non-conforming detached secondary dwelling in Surrey, BC (the “New Home”), sometime prior to July 31, 2020, without being a BC Housing (“BCH”) Licensed Residential Builder, and without the New Home being registered for coverage by home warranty insurance provided by a warranty provider.

Tejinder Dhaliwal (“T. Dhaliwal”), contrary to section 22(1) of the Homeowner Protection Act (the “Act”), commenced or caused to have commenced construction on a new home in Surrey, B.C. (the “New Home”), on, or about, February 5, 2018, without the New Home being registered for coverage by home warranty insurance (“HWI”) provided by a warranty provider. On July 9, 2018, BC Housing (“BCH”) issued Compliance Order 18-0052 to T. Dhaliwal directing that T. Dhaliwal:

Teresa June Moffat (“T. Moffat”) and Guy William James Moffat (“G. Moffatt”) (together, “the Moffats”), contrary to sections 14(1) and 22(1) of the Homeowner Protection Act (the “Act”), commenced or caused to have commenced construction on a new home in Woss, B.C. (the “New Home”) on, or about, May 01, 2014, without being a BC Housing (“BCH”) Licensed Residential Builder (“LRB”) and without the New Home being registered for coverage by home warranty insurance (“HWI”) provided by a warranty provider.

Terra Aqua Marine Services Ltd. (“TAMSL”), Marke Antonsen (“Antonsen”), Cliff

Terry Michael Michaels (“Michaels”), contrary to sections 14(1) and 22(1) of the Homeowner Protection Act (the “Act”), commenced, or caused to have commenced, construction on a new home in Salt Spring Island, BC (the “New Home”), sometime prior to November 7, 2023, without being a BC Housing (“BCH”) Licensed Residential Builder (“LRB”) and without the New Home being registered for coverage by home warranty insurance (“HWI”) provided by a warranty provider. On February 29, 2024, BCH issued Compliance Order 24-0003 to Michaels directing that Michaels:

Teth Margaret Haddow (“Haddow”), Charles Curtis (“C. Curtis”) and Lindsay Curtis (“L. Curtis”) (C. Curtis and L. Curtis together, the “Curtises”), contrary to sections 14(1) and 22(1) of the Homeowner Protection Act (the “Act”), built a new home in Winlaw, B.C.

The Statesman Pine Ridge Mountain Resort Partnership (“the Partnership”), Statesman Developments (B.C.) Ltd. (“SDL”), Metro Recreation Properties Ltd. (“MRPL”), Garth Mann (“G. Mann”), and Jeff Garth Mann (“J.

Timothy Mascarenhas (“Mascarenhas”) and Steelewood Builders Inc. (“SBI”) constructed a new home in Blind Bay, B.C. (the “New Home”), between the period of, or about, January 14, 2009, and January 23, 2012.

Todd Andrew Thomson (“Thomson”), contrary to sections 20.1(1)(b) and 21(2)(a) of the Homeowner Protection Act (the “Act”), regarding a new home in Coquitlam, B.C. (the “New Home”), for which an Owner Builder Authorization (“OBA”) had been issued, sold the New Home prior to one year from first occupancy, and failed to provide the purchaser of the New Home with a disclosure notice, in a form satisfactory to the Homeowner Protection Office (“HPO”) Registrar, stating among other facts, whether or not the New Home was covered by home warranty insurance.

Tongue and Groove Construction Ltd. (“TGC”), Justin Terry Unrau (“Unrau”)and Nathan Edward Mattern (“Mattern”), contrary to sections 14(1) and 22(1) of the Homeowner Protection Act (the “Act”), constructed a new home in Terrace, B.C. (the “New Home”), between the period of, or about, August 24, 2017, and March 2, 2018, without being a BC Housing (“BCH”) Licensed Residential Builder (“LRB”) and without the New Home being registered for coverage by home warranty insurance (“HWI”) provided by a warranty provider.

Trafalgar Homes Ltd. (“THL”) and Byron James Schofield (“Schofield”) constructed a new home on Mayne Island, B.C. (the “New Home”), during the period of, or about, March 23, 2013, and July 15, 2015.

Travis Cody Kerluck (“T. Kerluck”) and Benjamin David Lloyd Kerluck (“B. Kerluck”)(together, “the Kerlucks”), contrary to sections 14(1) and 22(1) of the Homeowner Protection Act (the “Act”), built or caused to have built a new home in Campbell River, BC (the “New Home”), sometime between the period of, or about, June 25, 2020, and June 2, 2022, without being a BC Housing (“BCH”) Licensed Residential Builder (“LRB”) and without the New Home being registered for coverage by home warranty insurance (“HWI”) provided by a warranty provider.

Trevor Lee Mosher (“Mosher”), contrary to section 14(1) and section 22(1) of the Homeowner Protection Act (the “Act”), built a new home in Hudson’s Hope, B.C., (the “New Home”), during the period of, or about, 2009 and 2013, without being a Homeowner Protection Office (“HPO”) Licensed Residential Builder (“LRB”), and without the New Home being covered by a policy of home warranty insurance. On January 18, 2013, the HPO issued Compliance Order 13-0001 to Mosher directing that Mosher:

Stevenson”) (together, “the Stevensons”), contrary to sections 14(1) and 22(1) of the Homeowner Protection Act (the “Act”), built or caused to have built a new home in Courtenay, B.C. (the “New Home”), between the period of, or about, 2009 and September 24, 2014, without being a Homeowner Protection Office (“HPO”) Licensed Residential Builder (“LRB”) and without the New Home being covered by a policy of home warranty insurance.

Triple E Holdings Ltd. (“TEHL”), Elizabeth June Eby (“Eby”), Kham Galen Shantz (“Shantz”), and Brian Jade Kiesman (“Kiesman”), contrary to sections 14(1) and 22(1) of the Homeowner Protection Act (the “Act”), constructed, or caused to have constructed, a new home in Lakelse Lake, B.C.

U.K. Gill Corp. (“UGC”), Rajinder S. Gill (“R. Gill”), and Nilam Gill (“N. Gill”), contrary to section 14(1) of the Homeowner Protection Act (the “Act”), conducted the business of a residential builder without a valid BC Housing (“BCH”) Residential Builder Licence between the period of, or about, October 31, 2018, and April 3, 2019, regarding two new homes in Abbotsford, BC (the “New Homes”).
