Gurdev Kaur Bhullar (“G. Bhullar”) contrary to subsections 20.1(1)(b) of the Homeowner Protection Act (the "Act"), built a new home in Surrey, B.C., (the "New Home"), for which an Owner Builder Authorization ("OBA") had been issued, and sold the New Home without having occupied the New Home for the 12-month period after the New Home was built. Gurinder Purewal (“G. Purewal”), contrary to section 20.1(1)(b) of the Homeowner Protection Act (the “Act”), built a new home in Burnaby, B.C., (the "New Home"), for which an Owner Builder Authorization (the "OBA") had been issued, and sold the New Home without having occupied the New Home for the 12-month period after the New Home was built. Gurnam Samra

Gurnam Samra (“Samra”), contrary to sections 14(1) and 22(1) of the Homeowner Protection Act (the “Act”), built or caused to have built, a new home in Surrey, B.C. (the “New Home”), during the period of, or about, 2009 and 2012, without being a Homeowner Protection Office (“HPO”) Licensed Residential Builder (“LRB”) and without the New Home being enrolled with a policy of home warranty insurance. On January 11, 2012, Samra applied for, and was issued a conditional HPO LRB licence.

Harcharan Singh Padda

Harcharan Singh Padda (“H. Padda”), contrary to section 21(2)(a) of the Homeowner Protection Act (the “Act”), regarding a new home in Surrey, B.C. (the “New Home”), for which an Owner Builder Authorization had been issued, failed to provide the purchasers of the New Home with a disclosure notice, in a form satisfactory to BC Housing (“BCH”) Registrar, stating among other facts, whether or not the New Home was covered by home warranty insurance. Harpreet Kaur Saprai and Amarbir Singh Saprai

Harpreet Kaur Saprai (“H. Saprai”) and Amarbir Singh Saprai (“A. Saprai”) (together, the “Saprais”) contrary to section 21(2)(a) of the Homeowner Protection Act (the “Act”), regarding a new home in Abbotsford, B.C., (the “New Home”), for which an Owner Builder Authorization had been issued, offered the New Home for sale between the dates of, on or before, July 22, 2011, and December 2011, without first being issued a Disclosure Notice from the HPO for the New Home.

Harpreet Poonia

Harpreet Poonia ("H. Poonia") sold a new home in Burnaby, B.C. (the "New Home") on, or about, November 28, 2007, without the New Home ever being occupied as a residence and without the New Home being covered by home warranty insurance, in contravention of section 22(1) of the Homeowner Protection Act (the "Act"). On January 21, 2008, Compliance Order 08-0001 was issued by the Homeowner Protection Office ("HPO") to H. Poonia directing that H. Poonia arrange home warranty insurance for the New Home by February 18, 2008.

Harry Tensen and Debra Marion Tensen

Harry Tensen (“H. Tensen”) and Debra Marion Tensen (“D. Tensen”)(together, “the Tensens”), contrary to sections 14(1) and 22(1) of the Homeowner Protection Act (the “Act”), commenced or caused to have commenced construction on a new home in Edgewood, BC (the “New Home”), sometime prior to August 26, 2019, without being a BC Housing (“BCH”) Licensed Residential Builder (“LRB”) and without the New Home being registered for coverage by home warranty insurance (“HWI”) provided by a warranty provider.

Hartley Jones, Anmore Woods Ltd, Robert K. Smurthwaite and Darren R. Smurthwaite

Hartley Jones (“H. Jones”), built a new home in Anmore, B.C. (the “New Home”) for which an Owner Builder Authorization (the “OBA”) had been issued, and, contrary to subsection 20.1(1)(b) of the Homeowner Protection Act (the “ Act”) , H. Jones, Anmore Woods Ltd (“AWL”), Robert K. Smurthwaite (“R. Smurthwaite”) and Darren R. Smurthwaite (“D. Smurthwaite”), on or before September 29, 2010, sold the New Home while the New Home was being built.

Heather Wood

Heather Wood (“Wood”), contrary to section 22(1.1) (b) of the Homeowner Protection Act (the “Act”), offered and/or/ marketed for sale a new home in Halfmoon Bay, BC (the “New Home), between the dates of April 7, 2012 and June 20, 2012, without the New Home being covered with a policy of home warranty insurance pursuant to section 22 of the Act. On November 1, 2012, the Homeowner Protection Office (“HPO”) issued Compliance Order 12-0047 to Wood directing that:

Highline Design Ltd. (“HDL”) and Gary James Osborne (“Osborne”), contrary to section 22(1) of the Homeowner Protection Act (the “Act”), built a new home in Victoria, BC (the “New Home”), during the period of, or about, September 2020 and June 2021, without the New Home being registered for coverage by home warranty insurance (“HWI”) provided by a warranty provider. Huber Construction Ltd. (“HCL”) and Bernard Huber (“B.
